This position has dual responsibilities - those being to undertake the job duties of a Marketing Specialist, and to have major responsibilities for all aspects of the property's marketing efforts. Marketing duties include but are not limited to: develops and carries out all resident event duties, all marketing efforts, including but not limited to social media accounts, web listings, ad generations, resident notifications, etc. Develop, seek and attend off-site marketing, such as community events and outreach opportunities. You are a representative of the company to potential residents. You will also be responsible for the entire leasing process. Your main goal is to appeal new clients through marketing, social media resulting in maximizing occupancy, and profitability.

Job Description
General Summary:
This position has dual responsibilities - those being to undertake the job duties of a Marketing Specialist, and to have major responsibilities for all aspects of the property's marketing efforts. Marketing duties include but are not limited to: develops and carries out all resident event duties, all marketing efforts, including but not limited to social media accounts, web listings, ad generations, resident notifications, etc. Develop, seek and attend off-site marketing, such as community events and outreach opportunities. You are a representative of the company to potential residents. You will also be responsible for the entire leasing process. Your main goal is to appeal new clients through marketing, social media resulting in maximizing occupancy, and profitability.
Compensation: Bonuses are based on on site compensation plan.
Essential Functions:
- Work with property management staff to develop and implement sales and marketing strategies.
- Increase property traffic levels, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages.
- Maintain thorough product knowledge of own property and that of major competitors through site visits/tour and telephone surveys.
- Oversee all Social Media platforms including but not limited to: lnstagram, Facebook, Tiktok, Linkedin, Twitter, and Google My Business. This includes content creation, analytic tracking, all social media duties.
- Taking eye catching photos/videos of our community, amenities and events. This will be used as content for all marketing purposes.
- Maintain all marketing avenues of our advertising websites to ensure they are up to date at all times, this includes Apartments.com and our property website.
- gaining sponsorships in the community
- Marketing events, set up, take down, and every detail in between.
- Work with Property Manager to drive and carryout all marketing programs, campaigns, and vendor relationships in accordance with market surveys and company sales goals.
- Maintain company customer service standards.
- Perform report preparation, file maintenance, documentation, and posts required notices.
- Participate in company training classes as required.
Supporting Functions:
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions.
- Follow the property lease renewal program and assist the renewals specialists when needed. Communicate all renewal matters with the renewal's specialists including renewals and short-term rentals.
- Confidently communicate renewal options, buyout policies, and any pricing issues that may arise. Effectively address any complaints and/or issues with renewals using conflict resolution techniques.
- Assist with distributing renewal incentives weekly and updating incentive spreadsheets.
- Help develop the marketing budget and follow through with implementing strategies that will stay within the intended range.
- Transport funds to bank as required by Company policy.
- All other duties as assigned by supervisor.

- Demonstrate complete knowledge of the features and benefits of the community as well as trends and features of the local market to better position the entity’s offerings versus competitors.
- Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
- Excellent interpersonal skills with good sales and customer service skills.
- Excellent verbal and written communication skills.
- Detail-oriented and organized.
- Proficient in Microsoft Office Suite and related software including Entrata, Yield Star.
Qualification Standards:
Experience:
- Any combination of education and experience equivalent provides the required knowledge, skills, and abilities.
- Preferred: At least 2 years of property management or leasing experience. Management, Sales, or other work in the Property Management Industry.
Communication:
- Strong communication skills are needed.
- Ability to convey information and ideas.
- Ability to deal effectively with vastly diverse groups of people
License or Certificates:
- Valid Driver’s License
Grooming:
- All employees must maintain a neat, clean, and well-groomed appearance including hair color.
Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
- Must be able to lift up to 15 pounds at times.
- Must be able to traverse a variety of properties with stairs and in a variety of weather.
- Must be able to work weekends and/or evenings on a rotating schedule.
- Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example, using a keyboard
- Ability to see within normal parameters

Attendance:
This position requires the ability to work Monday through Saturday during the week, 52 weeks of the year. Due to the property staff limitations, it is extremely critical that individuals possess the ability to work their scheduled hours consistently and overtime hours when required
